Facts and Information
Ownership at Naturaleza Quelele
- In the case of the owner not having citizenship in Mexico, the owner will receive a deed in the form of a Fideicomiso Trust, whereby a Mexican Bank is the Trustee and the Purchaser is the Beneficiary.
- Initial term of the Trust is 50 years and is renewable in 50 year increments in perpetuity.
- Title insurance is available on all properties sold at Naturaleza Quelele and can be purchased by the buyer. Please consult your Xco Properties Agent for more information.
- Escrow services are available with Xco Properties Real Estate Management.
- Two part closing, 1st part takes place in by overnighting documents to Xco Properties in Puerto Vallarta whereby signed settlement statements are sent and all funds are deposited in the escrow account established with Xco Properties. The 2nd part takes place with you in Mexico, whereby all documents necessary to transfer ownership are recorded. Once all documents are signed and the Notario receives a Certificate of No Liens, Property Appraisal (issued by local Government Authority), and the Certificate of Taxes Paid, the Notario will then send a letter to Stewart Title certifying that all of the above requirements are met and the transfer is complete. Only after receiving this Certification from the Notario will Xco Properties release the escrowed funds to appropriate parties like the Developer.

Contract Signing
- A 10% deposit will be due at contract signing. An additional 30% deposit is due 60 days after the foundation is poured and 30% once the structure is completed on your luxury home. Fees will be released to pay real estate sales commissions. All other escrowed funds will remain with Xco Properties Trust until all closing requirements have been met.
- Choice of homes and options must be selected within 60 days of contract signing.
- Information booklets will be mailed which will includes: Homeowner Association documents including preliminary budgets and dues, Trust documents, Escrow Agreement, Title sample documents, rental information and agreement and management agreement.
Air Transportation
- Fly into Puerto Vallarta, car rental available or short taxi ride available for approximately $15.00 and 10 minutes to Naturaleza Quelele. One of our agents will be happy to pick you up and spare you the discomfort of going on your own. We will tour you for the day to experience all that Puerto Vallarta and Naturaleza Quelele has to offer you and your family.
- Most airlines will fly into Puerto Vallarta's international airport.
Homeowners Associations
- Associations will be managed by the Developer until the majority of development is sold. At that time it will be self determined by the owners andthe contract can be put out for bid with support from Xco Properties.
Master Association
- Common area maintenance, gated entrance with security, monuments, and general liability insurance
- Maintenance of exterior to include roof, elevators, corridors, common areas, pool, parking, insurance, security, beach club, and trash service, where applicable.
- Maintenance of community pools, beach clubs, and common areas including roads.
- INFRASTRUCTURE SERVICE FEE
- Designed to be structured like property taxes in the US. The city of Nuevo Vallarta will provide very few services. The Developer in this case installs & maintains infrastructure like a municipality in U.S.
- The Service Fee is for reimbursement and maintenance of infrastructure, maintenance of roads and utilities, parks and public services on Naturaleza Quelele, primary security for the project, and possibly subsidizing public transportation to the property.
- The Service Fee will fund some expenses typically covered in Master HOA. A draft of the budget will be distributed as soon as it becomes available.
- Rental program thru onsite Management Company
- Private Property management services are available.
Utilities, Water, and Sewer Services
- The Developer will install a common water services plant for the entire project.
- The water will be included in the maintenance fee.
- Electricity will be provided by the City Nuevo Vallarta and metered separately for each home.
- Sewage treatment services will be onsite for each 6 homes.
- Telecommunications and wireless computer connectivity will be available.
Casa Club
- Owned and operated by the Developers.
- Two tennis courts of regulation measures.
- Club House, with a living room of Table Games, an esplanade for events, spits for cooking, a pool, and showers.
- A half-court (basketball).
- Short-term, on-site parking.
- Main Walkway made of tezontle and circling the Lagoon, for recreation and exercising.
- Member's guests welcome.
Homeowner's Insurance
- Homeowner insurance is available through Zurich, and ING. Coverage is affordable and is comparable to U.S.
- Owners will be responsible for everything from the inside wall including personal property just as in the United States.
Rental Program through Xco Properties Management Company
- Condominiums and Casas can be placed in this program
- Furniture, Fixtures, and Equipment package will be mandatory for participation in the Condominium rental program.
- Package will include everything from general finishes, bedding, linens, kitchen items, artwork, etc. for a completely finished unit.
- Rentals will not be pooled. Service will be provided and accounted for on an individual basis
- Rentals must be through the Paraiso del Mar program. This is designed to maintain the integrity of the rate of the Rental Program, thus maintaining the value of the homes.
- The initial term for participation in the program is one year. Successive terms are for three years. Participation in the program may be terminated by either party with 60 days notice.
- The Rental Manager is responsible for the sales and marketing of the rental program. In addition, they are responsible for the personnel, equipment, and services required to operate the Rental Program. These include but are not limited to reservations, housekeeping, administration, check-in and out services, concierge services, laundry service and other services necessary to operate a rental program comparable to other first-class operations.
- Casas may be owner furnished but must meet pre-established standards that are set by the Rental Manager.
- Owner must have their home available for rent for a minimum of 6 months per year.
- Owner must maintain the home in a first-class manner as determined by the Rental Manager.
- Rental Manager, at its expense, will supply and restock the home or condominium with operating supplies and guest amenities during rental period
- Any home or condominium, which has been occupied, must be cleaned before it is returned into the Rental Program, owner will be billed for such cleaning.
- Restrictions can be made on rental units such as non-smoking, or no pets.
- If participating in the rental program, all administrative management services are included at no additional fee. Administrative management services are defined as bill paying, taxes, insurance, etc. and such fees are deducted from the owners rental income and accounted for in a quarterly statement in order to make ownership as simple and carefree as possible
- Travel agent fees are deducted from gross rental income and the balance is split 50/50 with owners.
- Owners will be paid within 45 days after the end of each calendar quarter. Rental Manager will distribute revenues with accounting.
- If a potential renter requests a specific home, that home will be rented if it is available. Once the renter's requirements are met, homes will be rented in rotation in order to be fair to all Owners in the program
- The Rental Manager has the authority to both set rates and negotiate discounts based on length of stay, group rates, or any other factors, which they consider reasonable in order to maintain the Program.
